We provided planning, entitlements, design, bridging documentation, and construction support services for the development of a 2.38 acre site at the airport perimeter in the City of Costa Mesa. The project consisted of a single story, 25,230 sf building that encompassed administrative offices, storage facilities and all the vehicle/heavy equipment maintenance shops for the Airport Maintenance Group. The site also contains ancillary facilities including a single-bay vehicle wash facility, fueling station, and parking for employee and airport vehicles.

We provided master planning, entitlements, bid package, and oversaw the bidding and selection of a Design-build General Contractor for Lineage on their new Colton, CA, distribution facility. The overall facility is 420,000 sf, and includes a cross-dock area, a partitioned convertible and freezer area, banana ripening rooms, and minimal dry storage. Temperatures vary from -20 degrees to ambient.

The MAG-LITE headquarters consists of a 30-acre, 750,000 sf facility employing 1,200 people and housing the administrative offices, machining, fabrication, finishing, assembly, warehousing, shipping and receiving functions for the flashlight manufacturer. 

The Million Dollar Theater at 307 S. Broadway in downtown Los Angeles is one of the first movie palaces built in the United States. It opened in February 1918. It is the northernmost of the collection of historical movie palaces in the Broadway Theater District and stands directly across from the landmark Bradbury Building.

The Million Dollar was the first movie house built by entrepreneur Sid Grauman. Sculptor Joseph Mora did the elaborate and surprising exterior Spanish Colonial Revival ornament, including bursts of lavish Churrigueresque decoration, multiple statues, longhorn skulls and other odd features. The auditorium architect was William L. Woollett, and the designer of the twelve-story tower was Los Angeles architect Albert C. Martin, Sr. For many years the office building housed the headquarters of the Metropolitan Water District of Southern California.

Working alongside Gray Construction, the design-build of this new 203,000 sf facility serves as a strategic location for the Japan-based company. The new facility is the company’s first greenfield operation, designed to meet the specific requirements of the aerospace industry. Featuring refrigerated and ambient temperature warehouse space, maximum flexibility, and secure storage of product in a controlled environment, the new facility will serve to support the company’s distribution services.

The new Sysco Food Services facility in Riverside, CA, is near Van Buren Blvd and Interstate 215, at the March Air Base site. The project is based off of Sysco’s prototype distribution facility that has been constructed in multiple locations throughout the United States.

We performed programming and architectural design services for Sysco Corporation for a 138,000 sf food production and cold storage facility. Our team worked closely with Sysco Food services to combine the operations of 2 acclaimed Texas specialty food producers under one roof. The result is a state-of-the-art facility for finish production of seafood, beef, and poultry.

The building features: 

• 50,000 sf of production, cold dock, and related area 
• 70,000 sf of cooler, freezer, and dry storage 
• 18,000 sf of offices and employee amenities 
• A restaurant-grade culinary sampling kitchen and beef dry-age room 
• An attached 3-level refrigeration control and condenser structure 
• A combination of concrete tilt-up construction and steel-frame construction with insulated metal panel walls

Prolacta’s primary function is to provide milk based nutrients for premature babies. Currently located in an office complex in Monrovia, they plan to expand their facilities to a site in the City of Industry.

The new build-out will consist of approximately 15,000 SF of office space, 11,000 SF of receiving and storage, and approximately 40,000 SF of manufacturing. These spaces will be built into two existing and adjacent buildings. The project will primarily be a tenant improvement, with select exterior improvements including new exterior walls and openings to accommodate the new spaces.

The space will feature laboratories and manufacturing areas that take in, test, and produce milk-based products that are delivered to clients. Also included will be offices, conference and meeting rooms, warehouse and shipping areas and a large lunchroom/Town Hall that will serve as a company-wide meeting area and is planned to be directly adjacent to a proposed garden area.
