The "K" Residence Hall provides Chapman University with on-campus housing for 400+ students. The new student housing is a key component to an integrated master plan which includes the adaptive reuse of the Villa Park Orchards Packing House built in 1918. The historic Packing House contains an exciting array of student services, academic uses and a museum. A subterranean open central courtyard acts as a circulation hub between the renovated packing house and new residence hall while providing a dynamic outdoor space for students to relax, study and socialize. The new residence hall is differentiated from existing structures on site by its contemporary design and use of exterior brick veneer accents, visually aligning it with other buildings on the Chapman campus. The building has a combination of metal sawtooth and flat roofs, recalling the roof forms of the Packing House.  To compliment the surrounding neighborhood’s agri-industrial context, the exterior walls are clad in metal siding at the upper levels and smooth troweled cement plaster at the lower levels.

Located at 11609 S. Western Avenue, Westhaven is an affordable housing project with support services that is situated on a narrow 0.9 acre lot just north of the 105 Century Freeway and across the street from Los Angeles Southwest College. This five-story building is designed in a contemporary architectural style with the concept of a sliding building mass, and articulated with varied joints and rhythms across the building façade. 

The project consists of 57 affordable apartment units, 28 of which are studios, and 28 one-bedrooms on floor levels 2 through 5. A single 2-bedroom unit is provided on the fifth level for the on-site property manager. 34 surface parking stalls are provided at the rear of the site including one van compliant handicap stall. This project was constructed in one phase after the demolition of an existing two-story residential structure.

Resident amenities on the ground level include a community space, computer room, laundry room and secured room for bike parking with 100 SF of space allocated for residents to service their own bikes. The community room is located at the rear of the building and directly adjacent to the outdoor community space, which provides a more quiet and private space for the residents. The property manager and case managers share secure offices located on the ground level facing the private drive, which enhances the security of the building entrance.

Located in the Van Nuys neighborhood in Los Angeles, CA this project will add workforce, affordable, and market-rate housing to the tightening Los Angeles housing market. It will have 332-units, which will feature 93 studios, 156 one-bedroom units, and 84 two-bedroom units. Each unit will have stainless steel kitchen appliances, stone countertops, and in-unit washers and dryers. Building amenities will include a rooftop deck, electric vehicle charging stations, a pool, outdoor lounge areas, and a dog park with washing stations. This project will be built in an Opportunity Zone and is within walking distance of mass transit options.

Two Award Wins at Westside Urban Forum Design Awards

LOS ANGELES, CA -Two AC Martin projects won awards at the at the Westside Urban Forum Design Awards. AVA Arts District won a merit award in the multifamily housing (50+ units), and West Edge won a merit award in the mixed-use category. AC Martin was the architect of record for AVA Arts District, with Office Untitled as the design architect. For West Edge, AC Martin designed the 600+ unit multifamily buildings and Gensler designed the office building portion. The AC Martin team accepting the awards include Design Manager, Matias Creimer, and designers Sheng-Ting Huang, and Royce Gundry.

Together California: A Village for Brothers and Sisters is a visionary foster home project co-founded by acclaimed actor Christian Bale. Together California is committed to the cause of keeping siblings in foster care united and thriving together.

The village includes 12 thoughtfully crafted townhome units, providing a healthy and secure environment for children to grow and flourish. In addition, 2 studio units provide flexible living arrangements for young adults transitioning out of foster care, ensuring that every child's unique needs are met with compassion and care.

A 7,000 square foot Community Building includes a Multi-Purpose Room for various activities and a Learning Lab to nurture the educational growth of the children. The Community Building also includes a fully-equipped kitchen, administrative offices, case manager workspaces, and a conference room to create a dynamic space for collaboration and communication while providing the necessary services for the children to thrive.

Outdoor spaces are designed to cater to a spectrum of needs. From expansive areas for community gatherings to intimate corners for quiet play and study, the project ensures that every child can find solace and joy. Covered outdoor areas with BBQs and tables create spaces for shared meals and bonding, fostering a sense of family and community. Diverse outdoor play spaces accommodate children of different ages, while a citrus grove and gardening area instill a connection to nature and sustainable practices.

The landscape design features indigenous and drought-tolerant plantings, reflecting a commitment to environmental stewardship. Photovoltaic panels strategically positioned throughout the site not only generate electricity but also provide shade over parking areas, merging sustainability with functionality.

The exterior design of the homes is tailored to Palmdale's local climate, winter and summer sun, and winds. The configuration of the buildings on the site helps to reduce energy consumption. Exterior window shades ensure that the interiors remain cool during summer months, creating a comfortable and eco-friendly living environment.

Together California: A Village for Brothers and Sisters is more than just a foster home; it is a holistic sanctuary where siblings can grow, learn, and thrive together, surrounded by a supportive community and sustainable design principles.

Developed in partnership with the Glendale Housing Authority and Meta Housing Corporation, Citrus Crossing includes 126 affordable Senior Housing units.  Completed in the third quarter of 2024, it is the first phase of Glendale Housing Authority’s redevelopment of the Broadway/Belmont facilities. The project is a five story podium building with two levels of subterranean parking. The project utilizes traditional materials such as brick, stucco and wood siding in a clean, modern aesthetic. The project has been certified as LEED Platinum. Citrus Crossing is organized as an open courtyard building linking phase I with the future phases by a paseo and the open courtyard. The design team linked these spaces together for the betterment of the residents experience. Rooftop decks at Level 5 have been programed for different activities like gardening and art classes along with small gathering spaces with exceptional views of the surrounding landscapes and city.

Located in the City of Lancaster, California, Imagine Village II provides 80 units of affordable housing to meet the special needs for youth and young families at risk. The project has a focus specifically for transition aged/ homeless youth. This new 3-story development is located within the urban core of the City with access to public transportation and is within walking distance to social services and business in the area. Constructed in a U-shape around a centralized courtyard with access to the site via a gated driveway leading to a centralized parking lot. 

As part of the design, there are several support services such as management offices for staff, a community room with TV lounge, dining area and kitchen, a computer lab/ work area, on-site laundry facilities, bicycle parking, community garden and dog run.
